VIDEO DIALOGUE:

This is Joshua Smith again with TN Home Agent.  Welcome to all my subscribers, and if you’re new, please hit that subscribe button so you can get answers to your real estate questions, and find out what’s happening in the Nashville and middle Tennessee market!
A question on a lot of buyers and sellers minds in this market today is, “when will house prices drop?”  Well this video will cover just that, and I’m going to stay focused on the seller’s perspective, only because I think it help both parties more to understand where we are and what to expect.
The reality is that we can’t know exactly if prices will drop, let alone when this may happen, but we can assume that they will remain steady, at least for the foreseeable future because the market here is strong.  Pending home sales are up, more sellers appear to be coming to the table, and builders’ prices continue to rise because – they say – of the cost of materials.  Which we all know that since the start of this pandemic materials have been high in demand, and low in stock.
Prices are predicted to rise, according to analysts that I’m in touch with, though not as much in previous years.  Now is a good time to sell your home because we are in a strong seller’s market.  It means there’s a lot of buyer competition out there, you can sell your home quickly, for a high value and with less hassle.  If you have equity in your house, and you are thinking of selling, now is a great time to do it.
If you’re unsure of the value you might have in your house, go to tnhomagent.comand send me your information, there’s no commitment, no strings attached, just a way to get a more accurate value than you might with Zillow’s Zestimate.  And look, I know there are apps like Open Door and now even Zillow will offer to help you sell your home, but you’re not going to net what you could if you go with a professional that has working knowledge of this market and the prices you can get.  Those companies still have to turn around and sell the house to make their money too.
I hope this helps and I look forward to hearing from you!
