Alright then, let’s get right to it.  How much is your house worth?  There are a couple of different ways to look at value.

First off, how many houses like yours have sold within about a 1 mile radius of your house in the last 6 months?  You can get a pretty close estimate by looking at those.  But do you have as many updates as they do?  Or do they have as many updates as you?

That actually brings up the next thing – how unique is your house?  If there aren’t comparable properties close by, you can stretch a little further out, look at other parts of town even for similar houses, but it’s all about finding something comparable that the market will bear.  Appraisers look for value specifically by looking at other houses that have been sold recently.

Value can be tricky.  There’s an art to coming up with a price for a house, and it can take some skill to be able to justify that price as well.  Every REALTOR is going to give you a list of things you need to do to make your house ready to sell.  Well, I’m here to tell you, it’s not the same for everyone, so it’s best to get a Broker Price Opinion, and then work to get the house ready based on the unique needs you have for your property.

Now when you’re looking to sell a house there are costs associated.  You may have bought the house before, or maybe it was an inheritance, either way, if you haven’t sold before you might not know.  So, be aware that generally there are expenses of as much as 7 or 8% of the sale price that will come from your proceeds.  More if there are significant repairs that should be made for the sale, and less in some cases.
