If you’re searching for a good app to house hunt – the main thing to look at is how accurate the info in the app can be. The top few are obvious:
Zillow, Trulia, Realtor.com, Redfin (which isn’t in every area, but it is in Nashville)

Then you have those secondary apps like Homesnap, HomeLight, HomeScout and even OpenDoor (which is exclusively homes sold through OpenDoor).
All these apps are connected to the MLS – which tracks the progress of a listing in real time – but don’t actually update information right away. So you may find a house for sale that you fall in love with, only to find out it not only has been under contract for weeks, but may have already sold. It happens to a lot of my own clients.

Wherever you are, there is an MLS – or multiple listing service. In Nashville it’s RealTracs. On realtracs.comyou can see the most current listings and information. Now I know that’s not an app, but my broker developed a great one, and I also use one called RealScout, both of these update in real time with the most current info and can send out alerts to you with those updates as they push through.

I do still recommend Zillow, Trulia or Redfin as a “go to” app, because let’s face it, they’re leagues ahead of the others for the most part and just so easy to use to begin your search. Just know that the info could be out of date. I generally start people on search alerts to aid in their hunt in the beginning as well. But you should try some of the others too, at least to see what features they have.

For example, HomeSnap will allow you to walk the property line in the app, so you can see just where it sits while thinking about that privacy fence you’d want to put in. And Zillow has a 3D home feature for some properties that will allow you to do a walkthrough before going, even if the REALTOR didn’t post one on the listing. They’re all a little different, but for the most part, they all have the same houses, because they pull from the same listing service. The MLS.
